In June 2009, sales of homes priced more than $1 million totaled 41 in Miami-Dade County, up from the anemic sales of only nine homes in January. Similar gains were seen in Broward County as well, according to the front page of the Miami Herald (8/2/09).
Realtors in the ultra-luxury market are seeing a return of wealthy foreign buyers, as well as locals now willing to trade up once again. Prices in the upper brackets have declined only 14 percent in Miami-Dade from the 2006 peak, as compared with a whopping 50 percent for the market as a whole. Availability of credit is seen as part of the reason for the increased sales. However, since many buyers pay cash for expensive properties, the more significant reason for the uptick is improved buyer confidence over the state of the economy.

Amidst all the news reports chronicling the unemployment numbers, an article in the Miami Herald’s business section relates the return of big projects to the area. (July 20, 2009) “Turning the Corner, Multimillion-Dollar Deals Start Flowing Again in South Florida.”
“….many of South Florida’s top lawyers, investors, developers and investment bankers, who say that despite the recession, they are very busy putting together and closing multimillion-dollar deals.”
The deals are not only for big real estate projects, according to the paper, citing a $188 million purchase of a North Dakota wind farm by a Miami corporation. Many of the deals are focused on the supposed “recession-proof” businesses such as gambling, environmental and new energy companies, however, even South Florida’s hard-hit commercial real estate industry is starting to revive, according to executives quoted in the piece.

Our mandate was to find a 2/2 with water views and parking in a newer Miami Beach or Surfside building. The budget was in the $400,000-$450,000 range. Mission impossible?
Apparently not, as our Belgian client has returned to Brussels the proud owner of a sleek Regatta (6580 Indian Creek condo which included a deeded boat slip. The unit has spectacular views of the intracoastal waterway, the Miami skyline, the mansions of Pinetree Drive and La Gorce golf course off the large terrace.


During our search we found some other great bargains. Right on the beach in Surfside, for example, we found a huge (1700 sq.ft) apartment at the Champlain Tower South with ocean views asking price in the low $500’s. It needs some refreshing, but for the right buyer it represents a solid value.
Also of interest is a 2/2 with direct ocean views in Surfside’s Bel Aire on the Ocean building, Italian kitchen and sleek design for slightly under $600,000.

South Beach is home to a superb new Moroccan restaurant,
Ta-zin, where French expatriates have found a home.
Featuring authentic Moroccan cuisine — including pastillas, cous-cous and tagines — this exotic new entry in the Miami Beach restaurant scene also heats up weekend nightlife with belly dancers and a very relaxed crowd.
On a recent Wednesday night the restaurant had many tables of French speaking guests, who lingered talking and enjoying the ambiance long after the tables were cleared. The cuisine is just as good as the better Moroccan places in Paris and is served by well-trained staff that seem to anticipate customer needs without being overly intrusive. It is a pleasant change from many South Florida restaurants, where the staff thinks it perfectly acceptable to interrupt their customers in mid-conversation.
Prices are reasonable for the quality of the food, professional demeanor of the staff and lovely “nights of Arabia” décor.

Classical music lovers need not wait for the stunning new Frank Gehry building to be finished to enjoy superb concerts at the New World Symphony on Lincoln Road Mall. Recently we attended a wonderful all Mendelssohn matinee which featured world-class piano and violin soloists, backed up by the talented young musicians honing their skills in post-graduate fellowships. All for the amazing price of a $12 general admission ticket in the existing concert hall, which has good acoustics if somewhat uncomfortable seating.
It was thrilling to see such talent, passion and dedication in young musicians who come from around the world to study under renowned conductor and music director Michael Tilson Thomas. We highly recommend a visit for all who vacation here and those of us who live in Miami Beach and walk by the NWS without taking time to actually buy a ticket.
