
Our mandate was to find a 2/2 with water views and parking in a newer Miami Beach or Surfside building. The budget was in the $400,000-$450,000 range. Mission impossible?
Apparently not, as our Belgian client has returned to Brussels the proud owner of a sleek Regatta (6580 Indian Creek condo which included a deeded boat slip. The unit has spectacular views of the intracoastal waterway, the Miami skyline, the mansions of Pinetree Drive and La Gorce golf course off the large terrace.


During our search we found some other great bargains. Right on the beach in Surfside, for example, we found a huge (1700 sq.ft) apartment at the Champlain Tower South with ocean views asking price in the low $500’s. It needs some refreshing, but for the right buyer it represents a solid value.
Also of interest is a 2/2 with direct ocean views in Surfside’s Bel Aire on the Ocean building, Italian kitchen and sleek design for slightly under $600,000.

Fort différente de l’extravagante Miami Beach Marina qui paraît se spécialiser dans la clientèle des mega-yachts, Dinner Key semble attirer en majorité des amoureux de la mer qui, passionnés du bâteau, aiment y travailler ou même vivre à bord. Une ambiance fort différente.

It seems the homey, historic atmosphere of Dinner Key Marina is a little more accessible these days for boaters looking for reasonably-priced slips. The economic condition experienced by everyone has shortened the waiting list at this popular Coconut Grove marina, once home to the storied Pan-American Clippers, the flying boats. The marina is Florida’s largest, with 582 slips, for transient, seasonal, long-term and live-aboard customers. Unlike the increasingly glitzy Miami Beach Marina, which seems to be attracting more and more mega-yachts, Dinner Key is largely populated by power- boaters and sailors who actually like to work and live on their boats.

A fabulous new yachting resort, “The Residences” at Island Gardens Miami by Shangri-La Hotels and Resorts, will break ground late 2009 on Miami’s Watson Island. Watson Island is ideally situated between Miami and Miami Beach and boasts some of the loveliest water views in the region .
The stunning mixed-use development will include private residences in the Shangri-La Hotel, available through either full or fractional ownership. The ownership plans include use of the development’s yachts, anchored at what will be Miami’s only mega-yacht marina.
The development will include high-end international retail shops, a selection of waterfront restaurants from cafes to celebrity chef venues, and a super luxurious spa in the hotel. Developers say that of the 100 private residences, about 17 have already been spoken for. Prices range from $215,000 for a one-eighth share of a small unit to $10,000,000 for a penthouse unit, which are only sold as full ownership units.
A one-eight ownership will purchase 45 days of use, plus two days of yacht use. Rentals are permissible. The project is expected to finish construction at the end of 2011.

While the lure of South Beach for many people is the lively street and nightlife, cool shopping venues and trendy restaurants, others prefer the calm and quiet of the South of Fifth neighborhood at the southern most point on Miami Beach.
There are spectacular oceanfront buildings like the Continuum and the newest addition, the Apogee, currently two of the priciest buildings on Miami Beach.

It is hard to imagine a better locale for sailors than Miami. Yes, there is the Chesapeake Bay and the coves of New England to explore, but sailing season is short to the north. In south Florida the winter and spring months, from December to May, provide superb sailing weather, with temperatures in the 70s and 80s, sunny skies, and good wind. Even during the summer and autumn months we cruise Biscayne Bay and the Atlantic Ocean along Florida’s coast, and though the weather is warmer, there is usually a nice breeze to propel the boat and keep one reasonably cool. Naturally one must be aware of tropical storms and check reputable weather sources before setting sail, particularly June through November.
There are numerous marinas serving the Miami area, including the superb Miami Beach Marina. Other marinas include Dinner Key Marina in Coconut Grove, Grove Isle Marina, Crandon Park Marina and the Rickenbacker Marina.
